My mum and I live in a house we inherited from my grandparents. My Dad died suddenly and we do not have enough income to keep it, but if it sells for the valuation we got yesterday then we won't be able to buy anything else.

I'm in a similiar situation - have you considered doing a lease-to-own? Depending on your payments, it can make your payments and immediately provide you with some cash as a non-fundable down payment, which you can use to get into something more affordable for you?
